Before You Start Looking For Your New Home:
- I would advise speaking with a mortgage broker to have your credit rating reviewed & straighten out any errors if necessary.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a financing program that meets your needs and get pre-qualified.
- Choose a Real Estate Professional that you trust and who understands your needs.
- Determine what neighbourhood best matches your needs.
- Identify important features you need your new home to have.
Closing Costs to Expect:
- Lawyer or Notary Fees and Expenses: searching title, investigating the title, drafting documents, land title registration fees.
- Survey Certificate (if required) or Title Insurance.
- Costs of Mortgage, including mortgage company’s Lawyer/Notary, appraisal (if applicable).
- Home Insurance Premium.
- British Columbia Property Transfer Tax: 1% on amounts including and up to $200,000 and 2% on the amount exceeding $200,000.
- GST (Goods & Sales Tax): charged on the purchase of new homes or extensively renovated homes.
